Void payments are the payments made by the developer directly to the management company when a property has been built. As soon as a developer takes occupancy of the very first dwelling the management company must be already in place and functional. Normally Merlin Estates likes to insist the Management Company is up and running 1 month in advance minimum. This insures the smooth transition from the development stage to occupancy. In many cases the developer and Merlin Estates work very closely prior to anything getting built and still at the planning stage. We also have a fixed template we apply to all new developments and infantile residential management companies.
